ARC ENFORCEMENT
Maintaining and improving the maintenance of homes in our community, in accordance with our deed restrictions, is the function of our Architectural Review Committee (ARC). The ARC is composed of a sub-committee of the LHO Board. The ARC and community volunteers conduct an annual walk-through of the neighborhood using an established rubric when reviewing homes. For more information about the standards, go to Regulatory and see Article V & VI of the Declarations. Note that there are two separate Declarations, one for Lakestone (Unit 1) and one for the rest of LHO (Units 2-3).
The ARC can only function efficiently if the Board and Homeowners view deed restriction “enforcement” as a collaborative and cooperative process, in which we all participate in order to maintain, and hopefully improve, our neighborhood property values. THE MOST COMMON ARC PROBLEMS ARE:
- Mold and mildew on sidewalks, driveways, fences and homes.
- Yards with severe weed problems or dead areas of grass. Sidewalks, houses and landscaping should be edged.
- Rotted areas on wood chimneys, siding and roof edges.
- Homes with general overall maintenance & landscaping problems.
- Parking needs to be in garage or driveway as first option. Parking in street only when needed and must be facing the correct way. Parking in grassy areas is never an option.
EXTERIOR HOME IMPROVEMENT REQUEST FORM
Homeowners intending to replace roofs or fences, or intending to make other changes to the outside of their home (even if you plan to repaint, re-roof or replace your fence with the same colors/type etc.) are required to complete the online request form. The form should always be accompanied with paint swatches, brochures with sample pictures, or other materials that clearly show the intended improvement. If applicable a diagram or drawing, drawn to scale, but preferably on a copy of a property survey or plat map should also be attached to the form showing the exact location and dimensions of the new fence, pool, shed, cabana, or whatever you are submitting for.
Please note that the ARC has ten business days, from the date a properly completed form, with all necessary attachments, to process home improvement requests. If a form is submitted that is incomplete or has insufficient attachments, the ARC may request additional information or materials, which re-starts the ten-day period.
